The short answer
A one-story house wash in Tampa Bay costs $150 to $350 at the companies that publish a price, and the typical price is $249. A standard driveway runs $99 to $200 (typical $150), and a roof cleaning $199 to $500 (typical $350).
Very few pressure washers post prices. Only 28 of the 425 companies in our directory (7%) list any price on their own website. Everyone else quotes after a visit, a photo or a phone call, so treat these numbers as the price-friendly slice of the market, not the whole of it.
What each job costs
This is the lowest flat price each company publishes for the job, for a standard home. Where a company lists a range, we used the low end.
| Job | Companies | Lowest | Typical | Highest |
|---|---|---|---|---|
| House wash (one story) | 14 | $150 | $249 | $350 |
| Driveway | 14 | $99 | $150 | $200 |
| Roof cleaning | 9 | $199 | $350 | $500 |
| Fence | 6 | $100 | $162 | $300 |
| Gutters (outside brightening or cleaning) | 5 | $99 | $125 | $300 |
Driveways are the tightest market: all 14 published prices sit between $99 and $200. Roofs are the opposite. Four of the nine companies with a flat roof price start at $500, and the cheapest starts at $199.

| Sutherland Softwash | Palm Harbor | $300 |
| 2 Bros & A Hose Pressure Washing | Bradenton | $350 (soft wash) |
Eleven of the 14 start under $300. Prices that say "from" or give a range will move with the size of the house, how dirty it is and whether it's soft washed.
What a second story adds
Only one company publishes prices by height, and it shows how much size matters. Houghton Pressure Washing in Hudson lists a house wash at $250 for one story, $350 for two and $500 for three. Its standard driveway is $150 and a three-car driveway $200. If you have a two-story home, expect a quote well above the one-story numbers in the table.
Roofs and pavers
Roof prices split into two camps. Five companies publish a flat roof price of $199 to $350: G&J Cleaning in Dunedin ($199 and up), Blast Clean in Riverview ($299 and up), 11X and Clearview Window Cleaning in Bradenton ($300 each) and Thompson in Lakeland ($350). Four more start at $500. One Bradenton company prices by size instead, at $0.22 a square foot for a roof soft wash. Not sure which method your roof needs? Our guide to soft washing vs. pressure washing roofs explains the difference.
Paver sealing is almost always priced by the square foot. Seven companies publish a rate, starting at $0.75 to $2.25 a square foot (typical $1.35), and the top of the ranges they quote reaches $2.50 to $3.00. Three set a project minimum of $700 to $900, so a small patio won't come in much lower than that. Our paver cleaning and sealing guide covers what the job includes.
Bundles
Combining jobs can save money. Hudson Pressure Pros lists three single-story packages: $169 for the driveway, walkway and entry; $399 for the driveway, walkway, house wash and front porch; and $599 for all of that plus a fence of up to 50 feet and a pool deck or screen enclosure. Its separate prices for a house wash ($249) and a driveway with sidewalks ($149) add up to $398, so the middle package mostly adds the porch. Aqua Blast in Wesley Chapel quotes a house and concrete combo at $450 to $650.
A few companies set a minimum visit: $99 at one Apollo Beach company and $100 at Houghton Pressure Washing.
Where prices are easiest to find
Bradenton has the most companies with a published price, 4 of the 50 we list. Riverview has 3 of 14 and Palm Harbor 3 of 19. Tampa has the most pressure washers of any area, 77, but only 3 post a price. You can browse every area from the Tampa Bay page.
How to use these numbers
- Get two quotes. 311 of the 425 companies we list advertise free estimates, so a second opinion costs nothing.
- Say how many stories and how many square feet. The jump from one story to two was $100 at the one company that publishes both.
- Ask how they'll clean the roof. 172 of the companies we list say they soft wash roofs. Ask which method they'll use on yours before you book.
- Ask what a package includes. "Full exterior" means different things at different companies. Our guide to choosing a pressure washing company lists the questions worth asking.

How we counted
We used the prices each company publishes on its own website, as recorded in the Power Wash Scout directory and checked on November 4 and 5, 2026. Of the 425 listed Tampa Bay pressure washing companies, 28 publish at least one price. For each job we took the company's lowest flat price for a standard home (the low end where a range is listed) and left out per-square-foot rates, minimums, multi-story and oversize prices, and packages. "Typical" is the median. We didn't count prices quoted only by phone or after an estimate.
